You are a good tenant, always paid the rent on time, made the repairs needed,you are paying your rent,water,trash,oil,and landscaping. The owner pays nothing yet the first time you hit a wall and fall behind in the rent the landlord files a 30 day eviction notice. Being the good tenant that you are, do you pay the rent and then move out with-in the 30 days or do you pay nothing and find something else before the 30 days are up?????

What ever happened to compasion? We have a nine month old baby and right now we are short on the money but he is not willing to give us any kind of breakdispite the fact that we have never been late before. Now he is just saying get out, with that kind of disposition and lack of concern not just for me but for my baby I really have no respect for him. I say take me to court. That's why they have legal aid, for people like him.. But thanks for the response.... [IBWISE]
That's a tough one, have you tried talking to your landlord before making any decisions. I can honestly say that I am not sure what I would do but, my husband would probably say pay nothing and go before the 30 days are up. [Ina926]

Since, the landlord, is having no mercy by putting you out, I would try to find something else, and use the money I would have paid him. If you have a security deposit, he will get his money by keeping it. If you fell behind, that means you need every penny you can get. Let the landlord use the security for your last months rent. I know everyone wants their money, but the way things are these days, one would think that the landlord would be a little lenient since you have been such a good tenant. Good luck [sudalunts]

Have you only been late on rent one time? I would think that if you paid the rent within the 30 days, you would be able to stay, unless your more than one rent payment behind, then you should probably be looking for something else. I'm not sure, I don't know what the rules are for tenants, I don't think it is the same everywhere. I hope you get a better answer from some one else..Have a good day [walijo2008]
Well I think thats great...and I don't understand why the landlord won't give you a chance if you've only been late this one time. I'd understand if this was a regular thing for you and you were always late with the rent, but it sounds like you've been a good tenant so far. If I were you, I'd look into what rights you have as a tenant, and what rights a landlord has, and see if it says that they can evict you for being late one time. [walijo2008]

IBWISE, If you only been late just this once, that isn't good cause for them to evict you and you should go and speak to them and find out why they are doing this; exactly why are they doing this? It could be they sold the place and they are doing their legal right to give you notice; I don't know, but I hope in the time since you wrote this that you got it taken cared of. You take care.
